1. Clean and Declutter
Invest in ways to improve your organization and reduce clutter. When you are ready to take photos, begin marketing or showing your home you want buyers to focus on the great features that the property offers, not the mess you left behind. Investing in storage solutions is a cost-effective way to reduce your clutter. Additionally, we recommend minimizing the amount of furniture and unnecessary items as much as possible.
2. Modernize and add Pizazz
If it’s been a couple years since you’ve last painted, it is a good idea to invest in a can or two of paint. Extensive renovations can cost thousands of dollars, removing old wall paper, updating out-of-date paint or adding an accent wall, can dramatically change the feel of your home, for a lot less. This is why it’s extremely important to not only have photographs in your listing, but to have high-quality photos. Part of what makes the difference between good photos and great photos is staging. In a statistic provided by the National Association of Realtors, 77% of buyers find it “easier to visualize the property as their future home” when it’s staged. Additionally, over half (58%) of Seller’s Agents believe staging increased the value of the home 1-20% (National Association of Realtors, 2017). So, after you’ve decluttered your home, make sure your home is properly staged before getting your photos taken.
