As summer rolls on, local real estate activity continues to reflect the season’s energy. With prices trending upward and homes moving quickly, it’s a good time to stay informed—whether you’re actively in the market or simply keeping tabs on what’s happening near you.
Whether you’re preparing to make a move or keeping tabs on market conditions, staying up to date can help you make more confident real estate decisions. Here’s a market breakdown of what happened recently across Dayton, Cincinnati, and Springfield!
Dayton
Dayton’s market saw strong momentum in June, with both sales volume and prices on the rise. A total of 1,538 closings were reported—up 5.2% from May. The average sale price climbed to $320,777, marking a 7.77% increase month-over-month. Homes also sold faster, with the average days on market dropping to 39, down from 45 in May.
Cincinnati
Cincinnati remained steady and competitive heading into midsummer. June brought 2,015 sales, a modest 0.9% increase over the prior month. The average sales price reached $385,729, up 3.52% from May’s figures. Properties in the Queen City continued to move swiftly, with the average market time falling to just 20 days.
Springfield
Springfield experienced a slight dip in total sales but still posted gains in pricing and efficiency. June saw 450 homes sold, a 2.81% decrease from May. However, the average sales price rose to $256,834, a 3.61% increase over the previous month. Homes spent 64 days on the market on average, down from 71—an encouraging sign for sellers.

The Dayton market continued its spring surge with both prices and sales volume on the rise. A total of 1,462 properties changed hands in May, up 9.51% from April. The average sale price climbed to $297,645, marking a 7.67% increase from the previous month. Homes also moved faster, averaging just 45 days on the market, a significant drop from April’s 64 days—showing increased demand and buyer urgency.
Cincinnati
In Cincinnati, activity picked up notably in May with 1,997 homes sold, a 13.53% rise from April. Home values also saw a healthy jump, with the average price reaching $372,619, up 6.26% month over month. Buyers acted quickly, too—properties spent an average of only 23 days on the market, down slightly from April’s 25 days, reinforcing the competitive nature of the area’s current housing climate.
Springfield
Springfield also experienced an uptick in market activity, logging 463 sales in May—an increase of 15.46% compared to April. While sales volume grew, the average sale price dipped to $247,884, down 2.93% from the previous month. Homes lingered a bit longer on the market, with an average of 71 days, just a day more than in April. Despite the small price decline, buyer interest remains solid.

The warmer months are officially underway, and the greater Miami Valley real estate market is showing that familiar springtime momentum. From increased buyer activity to subtle pricing shifts, the trends across Dayton, Cincinnati, and Springfield give both buyers and sellers plenty to consider. Whether you’re preparing to make a move or simply staying informed, it’s the perfect time to tune into the numbers.
Dayton
Dayton’s market gained traction in April, with both home prices and sales volume seeing an uptick. A total of 1,335 closings were reported—up nearly 17% from March. The average sales price also saw a modest climb to $276,451, reflecting a 1% increase over the previous month. Homes in the area sold more quickly, spending an average of 64 days on the market compared to 73 in March.
Cincinnati
In Cincinnati, home sales picked up significantly in April, with 1,759 closings—a boost of over 18% from the month before. While sales volume rose, the average sales price dipped slightly to $350,669, down just under 1%. Homes continued to move quickly, with average days on market dropping to 25—eight days faster than in March.
Springfield
Springfield also experienced a strong April, with 401 closings marking a 20% increase over the previous month. The average home price rose to $255,363, an improvement of more than 4% from March’s figure. On the timing side, properties sold more quickly this month—averaging 70 days on the market, down 11 days compared to March.

What Is Down Payment Assistance?
Down payment assistance is money provided to help buyers cover the initial costs of purchasing a home, including the down payment and sometimes also the closing costs. These programs can come in several forms:
