As the year winds down, the Miami Valley housing market is still showing plenty of movement. While some areas are seeing softer sales and minor price adjustments, others are holding steady or even ticking up as motivated buyers and sellers wrap up their 2025 plans.

Dayton

Dayton’s market saw a mix of higher prices and slower sales in November. There were 1,139 closings, a 20% decrease from October’s 1,415. The average sales price, however, rose to $294,955, up 3% from $285,949 the previous month. Homes spent an average of 47 days on the market, matching October’s pace and suggesting that while fewer transactions closed, buyer interest remained steady.


Cincinnati

Cincinnati continued to show resilience as the year approached its close. The area recorded 1,429 closings in November, down 20% from 1,779 in October, reflecting a typical late-year slowdown. Even so, the average home value climbed to $376,508, a 2% increase from $369,828. Homes also sold slightly faster, averaging 25 days on the market, one day quicker than the month before.


Springfield

Springfield’s market cooled in both pricing and activity during November. A total of 364 sales were reported, a 16% drop from October’s 432 closings. The average sales price moved to $236,697, down 7% from $254,203. Homes spent an average of 71 days on the market, up four days from the previous month, giving buyers a bit more time to make decisions.
