Miami Valley Real Estate Market Trends for November

November Market Update:
A Look at the Trends Shaping Our Region

As fall settles in, the Miami Valley housing market continues to balance seasonal slowdowns with steady buyer activity. While some areas are seeing slight dips in sales and prices, others are holding firm — showing that motivated buyers and sellers are still keeping things moving this late in the year.

Whether you’re getting ready to list before the holidays or planning a move for the new year, these monthly insights offer a helpful look at where the market stands across Dayton, Cincinnati, and Springfield.

Dayton

Dayton’s housing market cooled slightly in October, but overall activity remains steady. The area saw 1,415 closings, a 2.55% decrease from September. The average sales price settled at $285,949, down 0.99% month-over-month. Homes took a bit longer to sell, with an average of 47 days on market, up from 44 the previous month — a typical seasonal shift as fall progresses.

Cincinnati

Cincinnati’s market held strong through October, with prices ticking up even as sales leveled off. The area recorded 1,779 closings, a slight 0.79% increase from the prior month. The average sales price climbed to $369,828, marking a 1.93% rise. Homes continued to move quickly, averaging 26 days on market — just one day longer than in September.

Springfield
