According to Coldwell Banker’s Mid-Year Report, 96% of surveyed agents reported that cash offers are either holding steady or increasing. In another survey by CNBC’s Inside Wealth, over half of luxury specialists said they’ve seen a rise in cash buyers just this year.

2. Two Types of Buyers Are Emerging

Luxury agents are seeing a divide in buyer behavior:

  • The “No-Compromise Buyer”: Often ultra-wealthy and largely insulated from economic shifts, they are willing to pay top dollar for prime location and turnkey condition.
  • The “Value-Conscious Buyer”: Affluent, but more interest-rate sensitive, this group is open to trade-offs in location or condition—as long as the numbers make sense.

3. First-Time Luxury Buyers Are on the Rise

Thanks to massive equity gains over the last five years (47% growth in U.S. home prices), many move-up buyers are now entering the luxury tier for the first time. Coldwell Banker’s report notes a growing wave of “Everyday Millionaires,” and the Institute for Luxury Home Marketing reports that millennials and Gen Z buyers now make up 43% of high-end purchases.

These buyers tend to be more selective and often expect modern updates, energy efficiency, and seamless technology integrations right out of the gate.

4. Demand Remains Strong, Even as Listings Grow

Luxury inventory has hit a two-year high—up 40.4% for single-family homes and 42.6% for attached properties compared to 2024. Yet demand remains steady, particularly for well-prepared, properly priced homes.

Time on market and price reduction trends underscore this:

  • Million-dollar homes now average 75 days on the market, down from 76 last year.
  • Price reductions for luxury homes remain low (13.6%), compared to 22.6% in the sub-$1M segment.

 

 

5. Move-In Ready Still Matters Most

While buyers may be willing to compromise on location or layout, most still want homes that are move-in ready and professionally staged. Spa bathrooms, chef-style kitchens, and seamless indoor-outdoor spaces continue to drive interest.

In short: aesthetics, maintenance, and convenience all count—especially when paired with lifestyle-enhancing upgrades.

6. Real Estate as a Safe Haven

In an uncertain financial climate, real estate continues to be a preferred investment among high-net-worth individuals. Even after recent volatility in the stock market, 68% of Coldwell Banker’s luxury specialists say their clients are maintaining or increasing their real estate exposure.

“Real estate is a hard asset that preserves wealth—and in this environment, it’s seen as more reliable than equities.”
